Things to Remember...
By adhering to the reminders listed below and the set forth Covenants and Restrictions, we can all work together to keep the Association's expenses down and to keep the Edgewater community an appealing and attractive neighborhood you're proud to call home.
1. All issues must be raised to the Association in writing.
2. Prior to the construction of any fence, outbuilding or major landscaping project, you must submit a detailed written proposal to the Association for written approval.
3. Please refrain from feeding the ducks and other wildlife.
4. On-street parking should be kept to a minimum (not to exceed 24 hours). Long term on-street parking is prohibited.
5. Please maintain your property with regular mowing, weeding and removal of excessive rubbish and debris. Maintenance and upkeep of homeowner property is the sole responsibility of the homeowner. This includes mold removal from siding, mailbox upkeep and / or replacement, and other items required to keep overall structure and property in same condition as original to the maximum extent possible, given normal wear and tear.
6. Please confine unleashed pets to your property, and please pick up after your pets do their business.
7. Recreational vehicles, trailers and commercial trucks cannot be parked on an unenclosed area of your property. Temporary parking for a period of no more than 72 hours is allowed for loading and unloading prior to use / storage at another location.
8. No above ground swimming pools are permitted. Allowance provide for one children's wading pool, not to exceed 49 square feet and 16 inches in height. In ground pools are permitted but require Associaton and City of Troy approval.
9. Please use common sense when enjoying the ponds & other common areas. Please do not throw rocks into the ponds (rocks help with the erosion control around the ponds). No swimming, boating on the ponds or ice skating or walking on the ponds during winter.
10. Garbage cans / recycle cans shall be kept in a clean and sanitary condition and shall be located on the property so as to not be visible from any road or within sight distance of adjacent lots, except for collection day. If located outside receptacles must be hidden from view by fencing, shrubbery or other means.
11. Your covenants and restrictions are designed to maintain and increase your property values. Please keep this in mind and be courteous and respectful to your neighbors.
NOTE: As of March 2024, the Associaton Board Members have formed a committee to review and update the current 2006 Second Amended Declaration of Covenants, Conditions, and Restrictions. As soon as a proposed update is ready we will post/pubish to the membership for review. The proposed updated Declaration will require a majority of membership approval for incorporation. It is the Board's intention improve the covenants over the existing in such a manner to have clear standards where needed to set Edgewater apart from other subdivisions, and yet establish more clear and flexible standards in other areas to reflect homeowner management of our community from the prior development group. In the meantime, the Association appreciates in advance all members attention and compliance with existing conditions of our covenants. Please contact the Board if you have any questions, concerns or comments.
